ST PAULS BAY – 65 000 Maltese Lira (MTL)
One of the few homes with a sought after Granite frontage, this Duplex home with roof and air space, has marble floors throughout.
THE COUNTRY – MALTA is located in Southern Europe and is a country amongst the islands in the archipelago of the Mediterranean Sea, south of Sicily (Italy). Malta is some 316km2 and has a coastline of some 243km (including the neighbouring island of GOZO).
MALTA remained a Commonwealth country after it became independent in 1964 and later became a republic. In 2004 Malta became a member of the EU.
MALTA’S coastline consists of many coastal cliffs and the land is mostly low, rocky, and flat to dissected plains.
MALTA is accessible by sea or air; and has a Mediterranean climate with mild, rainy winters and hot dry summers. The property is in the quiet residential area of St Paul’s Bay, which is not a tourist area such as Valletta (Malta’s capital) and Slima – both of which are a short bus ride away (15 – 20 minutes to Valletta).
The property is approximately 1 minutes walk from the local shops; 2 minutes walk from the beach sea front of St Paul’s Bay; and a 10 minute walk from the neighbouring sea front of Bugibba.
THE PROPERTY – The property is on two levels (duplex) and has ownership of the roof and airspace.
The frontage from the street to the front door (steps and side walls included) is finished in Granite. The entrance doors are bronze aluminum; and a marble (stair and skirting) staircase leads to the 1st level.
THE 1ST LEVEL – The first level is marble tiled throughout and consists of an open plan lounge diner kitchen with a bathroom and a bedroom or second lounge leading off it.
THE 2ND LEVEL – A marble staircase leads from the first level to the second marble tiled level and main bedroom.
The main bedroom, which measures a generous 20’ x 20’ (about 7m x 7m), and has a full bathroom en-suite measuring 14’ x 7.5’.
A terrace leads from the main bedroom and gives access via a staircase to the roof.
The roof, which is cement tiled and has been well prepared in order to prevent any roof leaks also offers interrupted and extensive views of the sea, St Paul’s Island, and the neighbouring hills and farms.
Owning the roof and air space allows for further levels to be added.
For an additional 26 000 MTL the seller may consider selling a nearby 2 car garage with car and boat.
